Useful Information

Energy Performance Certificate (EPC)

These certificates are for all buildings and are required whenever a building is let. Its purpose is to record how energy efficient a property is as a building. The certificate will provide a rating of the energy efficiency and carbon emissions of a building from A to G, where A is very efficient and G is very inefficient.

The EPC is accompanied by a report which details any recommendations to help improve the energy rates. Since the 4th January 2009, the landlord is responsible for ensuring that a valid EPC for their buy-to-let residential investment property is available to all prospective tenants and must be available free of charge before entering into a contract to let.

Landlords who do not have a valid EPC risk being reported to the Local Trading Standards and also the Office and Fair Trading. Penalties include fines of up to £5000 and a loss of right to operate.

Gas and Electrical

Every property must have a n annual Gas Safety Certificate in place before it can new let. We also recommend an annual inspection of all electrical appliances.

Copies of the certificates must be supplied to us before a tenancy can Proceed.

Fire Safety

All soft furnishings (e.g. duvet, mattress, sofa, etc.) must conform to current fire safety regulations. The property must be fitted with smoke alarms.

Mortgage Lender

If the property is subject to mortgage, you must inform your mortgage lender that you intend to let out the property and obtain consent.
